If you buy a house in Spain as a Dutchman, you have to pay at least 30-40% of the purchase price yourself. You can borrow up to 70% of the purchase price if you are not going to live in Spain permanently. If you become a resident of Spain you can borrow up to 80% of the purchase price. The buyer's fee is also about 10% and you have to pay it yourself. Keep in mind that if the appraisal value is lower, you can borrow up to 70% or 80% of the appraisal value.

For example: if you buy a €300,000 apartment, that would be about €330,000 including buyer's costs. As a non-resident, you can borrow up to €240,000 from a bank, provided your income is high enough. You put up at least €90,000 yourself.
