How much will an average house in Spain cost in 2024?

An average (median) 2-bedroom, 2-bathroom apartment on the Costa del Sol currently costs 325,000. Median means that half of the apartments are more expensive than this amount and half are cheaper. Would you take an average price then this would give a distorted picture. There are also apartments of many millions of euros for sale in the region.

If we look at the average price per square meter of floor space in the category of houses and apartments up to half a million euros it is € 2399. Most homes in Spain are apartments. As much as 69.4% of the homes currently for sale are apartments.

The prices are calculated about houses that are for sale or very recently sold. Of course, we don't know the actual selling price. It is in practice several percent lower. Overbidding, as still happens in the Netherlands, is not a normal practice here.

As you can see, houses in Spain are not as cheap as many people think. Popular TV programs such as "The Spanish Village Polopos," in which houses were almost given away, are of course not very representative of the Spanish housing market. The vast majority of Spaniards live on the coast or in the Madrid region. The Costa del Sol is one of the most popular vacation areas and prices are therefore relatively high.
